Most Surveyors and Lawyers are aware of the pros and cons of owning leasehold land. Most landowners (and certainly prospective landowners) do not. The issues related to a basic leasehold property - one with a single residential dwelling on land owned by a Commercial Trust (for example) - are not too complex. The issues related to a multi-unit apartment complex are - well - complex... This article Stuff: 29-March-2019 identifies a critical problem - that of declining property value of the leasehold, resulting from the increased value of the land - and therefore rent of that land charged to the leaseholder. A 'First World' problem perhaps, but a real problem for those property owners stuck in the spiral of property value decline....
